Kansas Association of REALTORS® releases December 2012 home sales for Kansas January 22, 2012 (Topeka, Kansas) ?? Kansas home sales rose by eleven percent in December 2012 compared to the same period last year, according to new figures released by the Kansas Association of REALTORS® (KAR). Sales totaled 2,447 units in December, up from 2,204 units in 2011. In comparison, sales on a national level rose by 12.8 percent for the month. Across the state, there were 13,089 active listings at the end of the month. Supply of new and existing homes on the market ? which is determined by taking the number of active listings and dividing by the number of sales ? represents 5.3 months. "Total sales during 2012 were up nearly fourteen percent compared to last year," said KAR president, Steve McCullough with Midwest Land Specialists of Newton. "Markets across the state show a balance between sales and active listings, and we expect the spring selling season to be quite strong." The statewide mean sale price last month was $166,724, compared to $144,173 in December 2011. This represents an increase of 15.6 percent. The statewide median sale price last month was $145,000, compared to $125,000 for the same period last year. According to the National Association of REALTORS®, the median home price in the Midwest rose by 12.3 percent to $144,800. The national median existing home price was $180,800, which is 11.5 percent above last year's figure. The median price is where half of the homes sold for more and half sold for less. According to Freddie Mac, the national average commitment rate on a thirty?year conventional fixed?rate mortgage last week was 3.38 percent.
